Sealcoating is the process of applying a protective layer to the pavement surface that will protect it from deterioration and restore a black finish to faded asphalt. Several factors can cause damage to the asphalt surface including water, sunlight, oil, oxidation, chemicals and snow removal services. These will cause the asphalt binder to break down over time causing a brittle surface that is more prone to cracking and potholes. The extra coat forms a barrier between the pavement and the elements, which slows down the deterioration, improved the appearance of the asphalt and adds years to its lifespan.

Sealcoating is the first line of defense against water damage. If you notice shallow cracks on your asphalt surface, sealcoating can prevent them from expanding and keep water from seeping inside. Sealcoating should be performed every two to five years, depending on the condition of your asphalt and the volume of traffic it received.
